Steamboat 700 pushes the city’s western border

Steamboat 700 could be the first significant expansion of the city of Steamboat Springs’ boundaries in decades. Pending approvals, the development would bring nearly 700 new acres into the city limits – land that is slated for pedestrian-friendly residential and commercial development, recreational amenities, schools and parks.

The Steamboat 700 master plan includes 146 acres of open space and parks, with an estimated 20-year build-out to completion for home construction. Housing will include 2,000 units including apartments (22%), condominiums (26%), townhomes (21%) and single family homes on small (16%), medium (12%) and large (4%) lots that will be connected by about 13 miles of trails. The master plan also includes 340,000 square feet of commercial space, including a site reserved for a grocery score. The Yampa River Core Trail is planned to extend through the Steamboat 700 community and into the adjacent Silver Spur and Steamboat II neighborhoods.

Steamboat 700 falls within the “West of Steamboat Springs Area Plan,” which earmarks this former ranchland for Steamboat’s urban growth. Adding to a community-wide effort to add affordable housing options to the Yampa Valley, Steamboat 700 is slated to include a permanent real estate transfer fee equal to 0.5% on each sale within the development – money that is earmarked for future affordable housing. Also evolving out of the annexation process is a 12.5-acre land donation to the city of Steamboat Springs that could be available for construction of apartments, condos or clustered homes as affordable housing needs arise.
